The water damage restoration process, step by step

Inspection → extraction → drying → sanitizing → repair. What each stage involves and how long it takes.

Knowing the steps helps you tell a thorough contractor from one cutting corners — and explains where the money goes.

1. Inspection & assessment

The pro identifies the water source, the category (clean, gray, or black), and how far moisture has spread using meters and sometimes thermal cameras.

2. Water extraction

Standing water is pumped and vacuumed out fast — the longer it sits, the more material is lost and the higher the mold risk.

3. Drying & dehumidification

Air movers and dehumidifiers run for several days to pull moisture out of structure and materials. This is the stage people are tempted to rush — don’t.

4. Cleaning & sanitizing

Surfaces and salvageable contents are cleaned and treated; gray and black water require antimicrobial sanitizing.

5. Restoration & repair

Removed drywall, flooring, and finishes are rebuilt. This is usually the largest line on the bill.
