What mold remediation actually includes

Containment, removal, drying, clearance testing — and the factors that decide whether you pay $500 or $5,000.

“Mold removal” sounds like someone wipes a wall and leaves. Real remediation is a process, and understanding the steps explains why quotes vary so much. Use the mold remediation cost calculator to ballpark your own job as you read.

The five steps you’re paying for

A proper job covers: inspection to map the spread, containment to stop spores escaping, removal of affected materials, drying and cleaning, and a clearance test to confirm the air is safe. Each step adds labor — which is why per-square-foot rates range from about $10 to $30.

The hidden cost
Fixing the moisture source — a leak, seepage, or poor ventilation — is usually separate from remediation. Skip it and the mold comes back.

What pushes you to the high end

Toxic black mold needs sealed containment and hazardous disposal. Hidden mold behind drywall or in HVAC means demolition and rebuild. Tight spaces like attics and crawl spaces raise the labor rate. Any of these can double a simple job.
